Selling a home can be complicated with a
lot of unknowns. The question I get the most from seller is, hmm I wonder. So

I wonder is it really important to do a Pre List Inspection? yes because without
Pre List Inspection we’re not gonna know what they gonna find from their
inspection right and some costly defects they’re hidden, once you negotiate it to
your bottom price the buyer may come back to you and ask for more, to cover
the defects that they have found. They will ask for two or three more times
than the actual cost if you fix it. So seller ask
hmmm I wonder do I really need to make repairs and updates before I list? yes
there are three reasons. First the big part of resale market and your direct
competition, because they usually flippers so when their flippers, they’re
completely updated the home and second you want to be better than the other
homes right? Third buyer look at defects as a price
reduction because they’re like, hey if this one is
wrong maybe there’s something else that’s wrong and let’s just lowball at
them. So seller asked hmm I wonder should I staged my house? yes obviously because
nowadays most homes on the market they’re all staged, you barely see empty
home or messy home unless they want to sell it that way and buying a home is
emotional and all about feelings, so please stage it or
at least clean up declutter make it as clean as possible. So seller asks hmm I
wonder why you want to list my house on Thursday listing properties on Thursdays
it allows time for your house to get on all the search engines by weekends
because some search engine it might take a day or more. So seller asked hmm I wonder
Am I gonna do open house? yes there are two reasons that I will always do open
house the first weekend on the market first is to invite neighbors for the
preview so usually on Friday I’m gonna have a flyer and I door knock your neighbor
that’s around the house. I’ll be like hey I’m inviting you for open house it’s by
John and I’m gonna do it on Saturday and Sunday so if you have friends or family
please come check it out. The second is to allow those buyers with busy agent or
lazy agent or a virtual agent that just be like, hey go to open houses by your
own when you find one give me a call that’s the lazy agent. So I will do the
first open house and the other agent will do the next open house. So that’s it
for today those are the most I wonder questions I get from sellers.
Seller really know what what they must do and they really believe it, sometimes
you just want to cut corners but with cutting corners you’re not gonna get top
dollar, so those are important please do it don’t cut corners and I’ll see you
